MORTGAGE
Most people start their house buying journey by talking to their bank or mortgage broker. If you would like any referrals, we would be happy to assist. Once you have approval in principle you can start to focus on the next step.

FINDING THE RIGHT HOUSE
We can certainly help you out here. Visit our developments page to see if we have the right house for you. When you find the right house the sales agent will ask you to transfer a booking deposit. This is fully refundable. You should also advise your bank at this stage. They may require a valuation to be undertaken at this point.
FINDING A SOLICITOR
After you book your house, the sales agent will ask you for a solicitor to handle your contract. This is known as conveyancing. The solicitor acts on your behalf so it is important to find someone you can trust and that will take the time to explain things to you properly. Don’t be afraid to shop around and agree any fees upfront.
EXCHANGE OF CONTRACTS

CONSTRUCTION
Once we have received your contract we will commence construction on your house. During the construction period we will need you to assist us with certain pieces of information such as kitchen details, paint colours etc. We have designed this process to be as stress-free as possible and we will be there to assist you where we can. We will also keep you up to date as work progresses.
THE CLOSING PHASE
When construction is complete we will issue you with a Completion Notice. At this point you will be invited to have an engineer visit the property to prepare a snag list on your behalf. In parallel with the snagging process both sets of solicitors will finalise the legal documentation and request mortgage drawdown.
This is often the most stressful part of the process as everything comes together at the end. Rest assured we will be available to guide you through every step. Most people only ever do this once, but we’ve done it hundreds of times and we are happy to help.
COMPLETION
When you are happy the any snags have been completed to your satisfaction you will be invited to transfer the balance of funds to our solicitor. Once this is complete we will hand you the keys an the house is officially yours. A member of our site team will walk you through the house and make sure you know how everything works.
POST COMPLETION
We will still be available post completion should you have any issues. We will carry out a courtesy visit after six months and additionally your house will be covered by a 10 year Homebond guarantee.
